1 About these terms

This website, https://www.livelarge.ae, is operated by LIVE LARGE Holiday Homes Rental LLC (LIVE LARGE, we, us or our). These terms govern use of the website. Please read them carefully. If you do not agree, please do not use the website. Where we ask you to accept these terms electronically, your acceptance forms part of the agreement between you and us.

2 Information and enquiries

The website provides general information about properties and services. Availability, descriptions, specifications and other information may change. Please confirm material details directly with us before making a decision. Photographs, plans and descriptions are for guidance and do not replace inspection or the terms of a specific agreement. An enquiry does not itself reserve a property, confirm a booking, appoint a broker or create a service contract. Bookings, property transactions, design work and other services are subject to their own agreements with the legal entity identified in those agreements. These website terms do not replace or vary an existing service agreement. Website content is not personalised legal, tax, financial or investment advice. Obtain appropriate independent advice before relying on information for a transaction. No return, property performance or commercial outcome is guaranteed by website content.

3 Your responsibilities

Use the website lawfully and provide accurate information. Do not impersonate another person, submit information you are not authorised to provide, misuse our enquiry channels, introduce malicious code, attempt unauthorised access, bypass security measures or interfere with the website. You are responsible for your device, connection and reasonable precautions when accessing online content.

7 Website changes and access

We may update, suspend or withdraw website content or features, including for maintenance, security or misuse. This does not alter rights under an existing service agreement or applicable law. We may revise these terms; the published revision date identifies the current version. Material changes will be brought to your attention, and further acceptance obtained where required. Changes do not retrospectively amend a separate agreement.

8 Governing law and DIFC Courts

These terms and any non-contractual obligations arising out of or in connection with them are governed by the laws of the United Arab Emirates as applicable in the Emirate of Dubai, including applicable Dubai laws, rather than DIFC substantive law. The parties expressly agree that the Courts of the Dubai International Financial Centre (DIFC Courts) have exclusive jurisdiction to hear and determine civil and commercial disputes arising out of or in connection with these terms or use of this website, including disputes concerning their existence, validity, interpretation, performance or termination. This jurisdiction agreement is subject to any mandatory jurisdiction or consumer protection that cannot lawfully be displaced. It does not restrict a person’s right to complain to a competent regulator or authority. A separate service agreement may specify its own governing law and dispute arrangements for that service.

9 General and contact

If a provision is unenforceable, the remaining provisions continue to apply to the extent permitted by law. A failure to enforce a provision immediately is not a waiver of it.
